Landlord Representation: Lease Your Property Faster and Smarter

An empty building costs you money every month. I help owners lease industrial buildings, yards, auto body buildings, office and retail space to strong tenants at market rent, and keep them renewing.

What I do for landlords

  • Rent survey – what similar space is really leasing for right now
  • Marketing – signs, flyer, MLS, CoStar and LoopNet, and direct outreach to tenants and brokers, in English and Spanish
  • Tenant screening and negotiation – use, credit, term, increases, options and NNN structure
  • Renewals – start 12–18 months before expiration. See Commercial Lease Renewal.
  • Backfills – when a tenant leaves early, move fast

Proof

On an auto body / collision building in the Inland Empire, I represented both landlord and tenant on a 7-year NNN lease with about 3% annual increases and two 7-year options. When the tenant terminated suddenly, the owner had a new tenant about 5 weeks later. See Auto Body Lease Comps.

Recent leases (Inland Empire, CA)

  • Paved yard with industrial building – Lease – landlord and tenant
  • Auto body / collision building – Lease – landlord and tenant
  • Industrial property (2026) – Lease – landlord and tenant

Vacant Shopping Center? That's When Property Management Pays for Itself

An empty shopping center loses value fast. When owners try to manage it themselves, or the management isn't good, units sit vacant, upkeep slips and the property's value drops. We keep your center leased with strong tenants, collect the rent, handle the maintenance and protect the asset so its value keeps climbing.

Most shopping centers run on triple-net (NNN) leases. Tenants pay base rent plus their share of property taxes, insurance and common-area maintenance, all spelled out in the lease. That means the rent you collect is closer to true net income. Good management makes sure every charge gets billed, reconciled and collected, so nothing leaks out of your return.

We also handle lease renewals, so your tenants' leases never lapse. Most of our leases include annual rent increases, often around 3%, so your income and your property's value keep growing year after year.
