What Is My Industrial Building Worth? Sell, Lease, or Hold

If you own a warehouse, manufacturing building, or flex industrial building in the Inland Empire, you've probably seen the headlines about rising vacancy and falling rents. You may be asking whether to sell now, wait, or fill your vacancy first. I'm Javier A. Brown with MGR Real Estate in Ontario, and I'll give you a free Lease vs. Sell Analysis for your building.

Where the Market Stands in 2026

Recent reports show a market that is stabilizing. CBRE reported IE Core vacancy fell to 7.4% in Q2 2026, with new leasing at a record 15.5 million square feet. Colliers reported vacancy of 7.8% and called it the first quarterly improvement in over a year. Kidder Mathews noted that tenants still have leverage through flexible lease terms and concessions.

For sale prices, Lee & Associates reported an average of about $256 per square foot in the IE East in Q2 2026. Averages hide a wide range, so your building's size, clear height, loading, power, yard, and location matter most. Lee also reported that small- and mid-size users remain the strongest demand, which is good news for many local owners.

Questions Owners Ask Me Most

  • Should I sell now or wait for rents to recover?
  • My tenant's lease is ending. Do I renew, re-lease, or sell vacant to an owner-user?
  • My space has been vacant for months. How do I lease it faster?
  • How will a 1031 exchange or Prop 13 reassessment affect my plans?

Your Free Lease vs. Sell Analysis

I'll compare three paths: sell now, lease and hold, or lease up and then sell. You'll see an estimated value, a realistic market rent, typical concessions tenants are asking for, and the time each option may take. Selling a building vacant to an owner-user can sometimes bring a different price than selling it leased to an investor, and I'll show you both.

How It Works

  1. Tell me about the property. Address, size, current rents or vacancy, and what you're thinking about.
  2. I do the homework. I review comparable sales and leases, the condition of the market, and what buyers and tenants are asking for right now.
  3. We review it together. You get a clear value range and your options, in English or Spanish, with no pressure and no obligation.

Frequently Asked Questions

How do you figure out what my building is worth?

I look at recent sales and leases of similar buildings nearby and adjust for size, clear height, loading, power, yard, condition, and lease terms.

Is now a good time to sell an industrial building?

It depends on your building, your lease situation, and your goals. Leasing activity was strong in 2026, but rents are below the 2022-2023 peak. The analysis shows you both sides.

Can you help me lease my vacant space?

Yes. I market vacancies to tenants and other agents and negotiate the lease for you.

Do you work with owner-users?

Yes. Owner-users often pay a premium for the right building, so I market to them as well as investors.

Is the analysis really free?

Yes. It's free and there is no obligation to list.
