Commercial Lease Renewal for Landlords & Property Owners

Your best tenant is the one already paying rent. I've been renewing and negotiating commercial leases for Inland Empire and Orange County owners for years — and I work for your bottom line, not the tenant's. My job is to protect rent, cut vacancy risk, and keep good tenants in place on terms that serve the owner.

Before you lower rent to keep a tenant, look at what it does to your property's value — the building and the land/site. On a 10,000 SF property, a cut of just $0.10/SF per month takes $12,000 a year off your income, which at a 6% cap rate can mean about $200,000 less asset value.

How I Help Owners

  • Protect rent — and property value: Market-backed renewal rates and annual increases (about 3% is common here; many newer IE industrial deals land around 3–3.5%) so your income keeps pace.
  • Start 12–18 months out: Retain good tenants on your terms before they tour other space and you are competing on concessions.
  • Renewal usually beats turnover: Avoid months of lost rent (industrial downtime often runs several months), heavier tenant-improvement allowances, higher leasing commissions, and free-rent packages that come with a new lease-up.
  • Owner-side lease terms: Annual escalations, NNN/expense pass-throughs, personal guaranty where appropriate, holdover protection, assignment consent, and clear option/renewal economics — reviewed with your equity first.
  • Written deals only: No handshake rent freezes. Every rate, bump, and deadline in a signed renewal or amendment.
  • Bilingual negotiation: Clear communication with tenants in English and Spanish.

Common owner mistakes I help you avoid: waiting until the last few months, cutting rent without running the value math, and relying on oral agreements.

Inland Empire Market Snapshot for Owners (Q3 2026)

Last updated: October 24, 2026

Before you cut rent to keep a tenant, know what the market actually shows for Ontario, CA and the Inland Empire. Vacancy is elevated versus the pandemic years, but West IE and Ontario are tighter than the East — and renewing a good tenant usually costs far less than a new lease-up that comes with free-rent packages.

  • Vacancy / availability: Inland Empire Core industrial vacancy was 7.2% in Q3 2026 (IE West 5.9%, IE East 8.7%) per CBRE (Oct 9, 2026). Broader CoStar-tracked measures put direct vacancy near 7.1% and total availability around 12.5–12.9%(Kidder Mathews / CoStar; Apex analysis of CoStar, Q3 2026). Ontario itself showed about 5.9% direct vacancy in Kidder’s West IE table.
  • Asking rent: CBRE’s IE Core asking average was $1.08 NNN/SF/mo in Q3 2026 (West $1.15, East $1.04), flat from Q2. Kidder/CoStar’s broader direct asking average was $0.99 NNN/SF/mo(West ~ $1.05, East ~ $0.93; Ontario ~ $1.10), about 2.9% below a year earlier. Apex’s CoStar market asking rent was $1.03/SF/mo, down 0.9% over 12 months. Taking rates in CBRE’s Core fell to $1.01 NNN — the gap between ask and take is where tenant leverage shows up.
  • Annual bumps: Structured annual increases of about 3% remain common on owner renewals here; many newer IE industrial deals land around 3–3.5%. Locking those escalations in writing protects income and asset value even when face rent is negotiated.
  • Concessions (new lease-ups, not renewals): CoStar notes that one to several months of free rent is common on new, larger leases of five years or longer, and effective rents can run well below asking once concessions are counted (Apex / CoStar Q3 2026; Riverside County Economic Development CoStar summary). That is exactly the cost a clean renewal helps you avoid.

Owner takeaway: Tenants still have leverage on vacant big-box space, but Ontario / West IE is firmer than East IE averages. Start 12–18 months out, price off comps for your building, and keep annual bumps in the signed renewal — don’t give away free-rent economics just to avoid a conversation.

Cities We Serve for Owner Lease Renewals

I help landlords and property owners with commercial lease renewals across the Inland Empire and nearby markets, including Ontario, San Bernardino, Fontana, Colton, Bloomington, Rialto, Pomona, Montclair, Chino, Chino Hills, Beaumont, Corona, and Norco.

Recent Owner Lease Result

5534 Arrow Hwy, Montclair, CA(~15,998 SF auto body / collision shop with spray booths). For the owner, I leased it to a new auto body tenant on a 7-year NNN starting May 2025 at about $1.60/SF Base Rent with a clear ~3% annual bump schedule and two 7-year renewal options(options also at 3% annual). After a sudden lease termination, we got a replacement tenant in place quickly — protecting rent, locking escalations in writing, and avoiding a long vacancy with free-rent economics.
