Sell or Lease Your Truck Yard or IOS Land in the Inland Empire

Truck yards, trailer parking lots, container storage, and other industrial outdoor storage (IOS) sites are some of the most wanted properties in Southern California right now. If you own one in Ontario, Fontana, Bloomington, Rialto, Jurupa Valley, or anywhere in the Inland Empire, I can tell you what it's worth and whether leasing or selling makes more sense for you.

Why IOS Owners Are Getting Calls

Voit Real Estate Services reports that institutional investors are moving into Southern California IOS, citing a scarcity of zoned land and entitlement hurdles. The Los Angeles Times described IOS as a niche that has become a mainstream asset class with major institutional interest. Port-fed trucking keeps the demand going, since containers leaving the San Pedro Bay ports need places to park, stage, and swap.

New supply is also harder to create. California's AB 98, signed September 29, 2024, applies new siting, setback, buffer, and truck-route standards to new or expanded logistics projects starting January 1, 2026, according to San Bernardino County Land Use Services. Several cities have also turned down industrial proposals. When new yards are hard to approve, an existing yard with the right permits can be worth more.

What Drives Yard Value

  • Zoning and permits: whether truck or trailer parking is allowed, and any conditional use permit (CUP).
  • Surface: paved, gravel, or dirt.
  • Access: distance to I-10, I-15, SR-60, and designated truck routes.
  • Improvements: fencing, lighting, power, security, and an office or shop building.
  • Size and shape: usable acres and turning room for trucks.

Lease vs. Sell: Your Free Analysis

Leasing can give you monthly income while you keep the land. Selling can free up cash for retirement, a 1031 exchange, or another investment. I'll compare both using current local yard rents and recent land sales, then show you the numbers side by side.

How It Works

  1. Send me the address and a few photos.
  2. I check zoning and comparables for nearby yards.
  3. You get a lease vs. sell analysis with no obligation.

Frequently Asked Questions

Is my truck yard worth more than vacant land?

Often, yes, if it has the right zoning, permits, and improvements. A permitted yard can be hard to replace.

Does AB 98 affect my existing yard?

AB 98 applies to proposed new or expanded logistics developments starting January 1, 2026. Ask your city or an attorney how it applies to your site.

Should I lease to one trucking company or several?

It depends on your goals and your site. One tenant is simpler to manage, while several tenants can spread out the risk.

What areas do you cover?

Ontario, Fontana, Bloomington, Rialto, Colton, Jurupa Valley, Mira Loma, Chino, and the rest of the Inland Empire.

Can you also find tenants for my yard?

Yes. I market yards to trucking, logistics, equipment, and storage users and negotiate the lease for you.
