Industrial & Truck Yard Sales in the Inland Empire
Industrial buildings and truck yards are what I work on every day. I've sold industrial land, free-standing buildings and paved, fenced M1 yards across the Inland Empire, and I've leased yards for both landlords and tenants.
What I sell
- Free-standing industrial buildings and small warehouses
- Paved and fenced truck yards, contractor yards and industrial outdoor storage (IOS)
- Industrial land and yard-ready parcels
- Owner-user buildings and leased investment buildings (including selling with a tenant in place)
Recent industrial sales (Inland Empire, CA)
- Industrial land – $7,350,000 – represented the seller
- Free-standing industrial building, 9,510 SF on a 25,000 SF lot – $2,260,000 – represented buyer and seller
- Paved and fenced M1 industrial yard, 1.645 acres – $2,000,000 – represented the seller

How I sell your industrial property or yard
- Honest valuation – current Inland Empire comps, rents and what buyers are actually paying. Start with What Is My Industrial Building Worth?
- Highest and best use – a yard may be worth more leased, sold as land, or sold to an owner-user. See my Highest & Best Use Review.
- Marketing in English and Spanish – photos, video, flyer, MLS, CoStar and LoopNet, and direct calls to owner-users, investors and brokers.
- Negotiation and escrow – I handle the details through closing. Selling to buy again? Ask about a 1031 exchange.
Why yards are different
New truck yards are getting harder to approve in California (state law AB 98), which makes existing, permitted yards more valuable to the right buyer. Zoning, paving, drainage, fencing and access all affect price, and I'll walk you through each one.
