Free Commercial Property Valuation for Inland Empire Owners

If you own a warehouse, industrial building, truck yard, retail center, apartment building, or NNN property in the Inland Empire, the most common question is simple: what is it worth today? I'm Javier A. Brown, a commercial real estate agent with MGR Real Estate in Ontario. I'll give you a free, no-obligation valuation based on real local sales and lease data, not a guess from a website.

Why Values Are Hard to Pin Down Right Now

The market has shifted a lot since the 2022 peak. Colliers reported that average Inland Empire industrial asking rents dipped to $0.99 per square foot NNN in Q2 2026, down 39% from the Q2 2023 peak of $1.64. At the same time, CBRE reported record new leasing of 15.5 million square feet in Q2 2026, and IE Core vacancy fell to 7.4%. In plain terms, demand is coming back, but pricing is very different from three years ago.

That's why a single regional average doesn't tell you much. Size, clear height, loading, power, yard space, land coverage, lease terms, and zoning all move the number. Two buildings on the same street can be worth very different amounts.

What Your Free Valuation Includes

  • A value range based on recent comparable sales and leases near your property.
  • An estimate of today's market rent, so you can see if your current tenant is above or below market.
  • A sell, lease, or hold comparison so you can weigh your options.
  • Notes on anything that could raise or lower value, such as deferred maintenance or zoning.

How It Works

  1. Tell me about the property. Address, size, current rents or vacancy, and what you're thinking about.
  2. I do the homework. I review comparable sales and leases, the condition of the market, and what buyers and tenants are asking for right now.
  3. We review it together. You get a clear value range and your options, in English or Spanish, with no pressure and no obligation.

Planning a Sale, a 1031, or an Estate Transfer?

Many owners call me when they are thinking about retiring, splitting a partnership, or handling an estate. Before you decide, it helps to know your numbers. Keep in mind that in California a sale is generally a change in ownership, so the buyer's property tax is reassessed to market value under Prop 13. If you plan a 1031 exchange, the IRS gives you 45 days to identify replacement property and 180 days to close. I'll work alongside your CPA and attorney so you see the whole picture.

Frequently Asked Questions

How much does a commercial property valuation cost?

It's free and there is no obligation. I'll give you a value range based on local comparable sales and leases.

Is this the same as an appraisal?

No. An agent's opinion of value is not a formal appraisal. If a lender, court, or estate needs a certified appraisal, I can refer you to a licensed appraiser.

What types of properties do you value?

Industrial buildings, warehouses, truck yards and IOS land, retail and shopping centers, apartment buildings, NNN properties, and owner-user buildings across the Inland Empire.

Do I have to list my property with you?

No. Many owners just want to know their numbers for planning, refinancing, or estate purposes.

Can you do this in Spanish?

Yes. I'm bilingual and can walk you through the full valuation in Spanish.
