Free NNN Property Review for Owners and Sellers

If you own a triple net (NNN) property in the Inland Empire, such as a single-tenant retail building, a restaurant pad, an auto service building, or an industrial building leased NNN, you might be wondering if this is the time to sell. I'm Javier A. Brown with MGR Real Estate, and I offer a free NNN Property Review so you can see what your property is worth and who is likely to buy it.

What NNN Buyers Look At

Buyers don't just look at the cap rate. They look at what supports it. The Boulder Group's Q3 2026 Net Lease Research Report says property fundamentals, tenant credit quality, lease term, and investor demand all play big roles in how cap rates move. Investors are focusing on tenant financial strength.

  • Tenant credit: who signs or guarantees the lease, a corporation or a franchisee.
  • Lease term remaining: shorter terms carry renewal risk, so buyers usually price them more cautiously.
  • Rent increases: fixed bumps or CPI increases.
  • Landlord duties: whether the lease is truly NNN or the landlord pays for roof and structure.
  • Location: traffic, visibility, and the value of the real estate if the tenant leaves.

What a $0.10 Rent Cut Really Costs You

On a NNN lease, buyers price your building by its income. Lower rent by just $0.10 per SF per month on a 10,000 SF building and you lose $1,000 a month , or $12,000 a year .

At a 6% cap rate, that cuts your building's value by $200,000 ($12,000 ÷ 0.06).

Cap rate Value lost
5% $240,000
6% $200,000
7% about $171,000

Interviewing agents? Ask one question: what is $0.10 per square foot worth on my building? On a 10,000 SF NNN building, the answer is about $200,000 in value. Javier Brown has CoStar access. If your agent can’t answer that, they may be leaving money on the table. Call Javier Brown, MGR Real Estate, (909) 641-0582.

Selling to 1031 Exchange Buyers

Many NNN buyers are in a 1031 exchange. The IRS requires them to identify replacement property within 45 days and close within 180 days, so they need clean, well-documented deals. A property with a clear lease, estoppels, and financials ready can sell more smoothly. I'll help you get your package ready before we go to market.

When Owners Often Sell

  • When lease term is long enough to attract passive investors.
  • Before a renewal option comes up.
  • When you want to move into a different property through your own 1031 exchange.
  • At retairement, or as part of estate planning with your advisors.

How It Works

  1. Tell me about the property. Address, size, current rents or vacancy, and what you're thinking about.
  2. I do the homework. I review comparable sales and leases, the condition of the market, and what buyers and tenants are asking for right now.
  3. We review it together. You get a clear value range and your options, in English or Spanish, with no pressure and no obligation.

Frequently Asked Questions

What is a NNN property?

In a triple net lease, the tenant usually pays property taxes, insurance, and maintenance on top of rent. The exact duties depend on the lease.

How do you value a NNN property?

Mostly by the net income and the risk behind it: tenant credit, lease term remaining, rent increases, and location. I compare recent sales of similar properties.

Does lease term remaining affect my price?

Yes. Shorter remaining terms usually bring more buyer caution, while longer terms with strong tenants tend to attract more buyers.

Can I sell my NNN property and buy another with a 1031?

Yes, many owners do. Talk with your CPA and a qualified intermediary, and I'll help you find replacement property within the deadlines.

Do you also help buyers looking for NNN income?

Yes. I help investors find NNN properties for passive income across the Inland Empire.
