Industrial, Commercial & Residential Real Estate in Ontario Ranch, CA
Ontario Ranch, the large planned area in the southern part of Ontario, is one of the biggest areas of new growth in the Inland Empire, with new homes, business parks, and industrial buildings rising on land that was once mostly dairy farms. I'm Javier A. Brown, a commercial real estate agent with MGR Real Estate. My office is in Ontario, a short drive away, and I've worked across the Inland Empire for more than 20 years. My office is in Ontario, so this is my home market. I help businesses, investors, owners, and families buy, sell, and lease property in Ontario Ranch.
About Ontario Ranch
Ontario Ranch covers much of south Ontario, roughly south of Riverside Drive, near the borders with Chino, Eastvale, and Jurupa Valley. It is being built out through a series of specific plans, each one with its own rules for land use, design, streets, and phasing. Some areas are planned for homes and parks, others for retail, and others for industrial and business park uses.
Access
- SR-60: runs just north of Ontario Ranch.
- I-15: is to the east, and Euclid Avenue and the SR-71 are to the west.
- Main streets: including Archibald Avenue, Haven Avenue, Milliken Avenue, Edison Avenue, and Hamner Avenue.
- Ontario International Airport is a short drive north.

Specific Plans and Zoning
In Ontario Ranch, the specific plan is often more important than the base zoning. A specific plan can control which uses are allowed, building design, truck access, landscaping, and when roads and utilities will be built. Some parcels may still be waiting on streets, sewer, or other infrastructure, which affects timing and cost.
Truck parking and outdoor storage are usually much more limited in new master-planned areas than in older industrial parts of Ontario. If you need a yard, I'll also look at other parts of Ontario and nearby cities. Before you commit, we confirm the specific plan, zoning, and permits with the City of Ontario, and your attorney, engineer, or consultant should give the final word on legal, environmental, and engineering questions.
What to Ask About a New Building or Lot
- Which specific plan applies, and is my use allowed?
- Are streets and utilities in place, or still planned?
- Are there fees or assessments tied to the area?
- Truck access: which roads trucks can use to reach the SR-60 or I-15.
- Building features: clear height, loading, power, and office size.
Homes in Ontario Ranch
Many families look at Ontario Ranch for newer homes. Some neighborhoods have HOA dues or special assessments, such as Mello-Roos, that affect the monthly cost, so it's worth asking about them early. See Homes for Sale & Selling Your Home in Ontario.
