Industrial & Commercial Real Estate in Jurupa Valley & Mira Loma
Jurupa Valley, including the Mira Loma area, is home to one of the largest clusters of warehouses and distribution centers in Southern California. I'm Javier A. Brown, a commercial real estate agent with MGR Real Estate. My office is in Ontario, a short drive away, and I've worked across the Inland Empire for more than 20 years. I help tenants, buyers, owners, and investors lease, buy, and sell property in Jurupa Valley, from big distribution buildings to small yards and homes.
About the Area
Jurupa Valley became a city in 2011 and includes several communities, among them Mira Loma, Glen Avon, Pedley, and Rubidoux. Many people still use the name Mira Loma for the industrial area in the northwest part of the city, near the Ontario and Eastvale borders. Because the city is still relatively young, some properties carry older county-era approvals, which is worth checking during due diligence.
Freeways and Corridors
- SR-60: runs east and west through the city and connects to Ontario, Riverside, and Los Angeles.
- I-15: passes along the west side, near Mira Loma, for north-south trips toward the I-10 and the Inland Empire's southern cities.
- Etiwanda Avenue and Van Buren Boulevard: major local streets serving industrial areas.
- Rail: rail lines and rail-served sites exist in the area for users that need them.
Property I Help With in Jurupa Valley
- Distribution and logistics buildings with dock-high loading and truck courts.
- Smaller warehouses and multi-tenant industrial for local businesses.
- Truck yards, contractor yards, and outdoor storage.
- Industrial and commercial land.
- Retail, NNN investments, multifamily, and homes.
Zoning and Permits
Jurupa Valley has paid close attention to how industrial growth affects nearby neighborhoods. New warehouses, truck terminals, and outdoor storage can face extra review, and some uses need a conditional use permit or may only be allowed in certain zones. Truck routes and parking rules also matter.
Before you commit, we should confirm the zoning, any specific plan, and the permits your use needs with the City of Jurupa Valley. If the site was approved before the city incorporated, we look at what was approved and whether it still applies to your plans. Your attorney or consultant should give the final word on zoning, environmental, and legal questions.
What Tenants and Buyers Ask About Most
- Truck court depth and trailer parking for the number of trailers you run.
- Clear height, sprinklers, and power for racking and equipment.
- Office size compared to warehouse space.
- Lease terms: length, increases, and who pays for what under a NNN lease.
- Drive times to the SR-60, the I-15, and customers.
For Owners and Investors
Whether you own a warehouse, a yard, or a parcel of land, I can help you lease it to a good tenant or sell it to the right buyer. Investors buying here often ask about NNN leases and 1031 exchanges, and I'm happy to walk through how those work. See my pages on NNN investments and 1031 exchange properties.
